Application (15 Minutes)
Once you have decided which option that best fits you, simply click on the “Apply” button. After applying
online, you will receive a list of items to attain which includes a 1003 Loan Application and a secure document
upload link. Please use the link to upload all associated items and the 1003 Loan Application. When we have received
all required documents and your loan is qualified, you will be able to lock your loan immediately or wait until a
later time to do so.
Qualification, Rate Lock and Appraisal (3 Days)
Once qualified, you may give your advisor the authority to lock in your loan rates. Your appraisal must be
ordered and paid prior to a rate lock. Within a few days of ordering the appraisal, an appraiser will call you to
schedule an appointment. Because appraisals often have delays or may require subordinations, we urge you to schedule
your appraisal as soon as possible. Any files with subordinations will require the appraisal to be completed before
Underwriting and Approval (1-7 Days)
Upon receiving your documents, we may obtain your loan approval within 24-48 hours. Depending on your file,
it is possible that we may need additional documents to satisfy some loan conditions. It is important to provide
these documents promptly to prevent any delays; the last thing we want is to slow down the process.
Clear Final Conditions and Appraisal (3-5 Days)
At this point, we are working hard to clear all final conditions and attain your appraisal as quickly as
possible. It would be greatly appreciated if you supply us with all supporting documents for any outstanding conditions
within 48 hours. This will ensure the process is as fast and efficient as possible.
Sign Loan Documents (30 Minutes)
At this stage, you are only a few days away from closing! Now, we need to schedule an appointment to sign
all loan documents in witness of a notary. This is the final step before funding. Review all terms and conditions of
the loan to ensure it is accurate and conducive with the program you chose.
Loan Funding and Closing (1-4 Days)
Your job is done! Leave the rest to us. We will wire the money over to escrow and close your loan. You will
receive a copy of the closing statement in the mail within 1-3 business days. If you have any questions in regards to
